Choosing an agent
How to Choose a Real Estate Agent in Hallam
Hallam is an established suburb with an older housing stock, and that single fact shapes everything about selling here. Two houses on the same street, built in the same decade, can be worth very different amounts depending on renovation, maintenance and block size.
The short answer
Choose an agent who can read the difference between an original and a renovated Hallam home, and who will price from real comparable sales rather than a suburb average. Ask what is worth doing to your home before sale, what is not, and get the fee and campaign budget in writing before you sign.
Condition is the variable here
Much of Hallam was built decades ago, and the suburb has since split into three broad groups: homes that have been renovated or extended, homes that have been well maintained but not updated, and homes that are essentially original. Those three groups attract different buyers and achieve materially different prices.
That is why a suburb median is close to useless in Hallam. It averages three different markets together. What you need from an agent is a view of which group your home belongs to, and the comparable sales from that group.
Hallam also has a functioning auction market, but it is not a suburb where every auction clears. Whether an auction or a private sale is the better method depends on your specific property and buyer pool — it is not a decision to make by default.
What to ask before you appoint an agent in Hallam
- 1.Which of your recent sales is most comparable to my home, and why?
- 2.Would you price my home from the renovated comparables or the original ones, and what is the dollar difference?
- 3.What should I spend before sale — and what should I not bother with?
- 4.Is an auction or a private sale the better method for my property, and what is the evidence for that?
- 5.How will you reach buyers who want the block size as much as the house?
What actually drives price in Hallam
| Factor | Typical effect |
|---|---|
| Renovated versus original condition | The largest single source of price variation in the suburb — often far more than any difference in the home's size. |
| Block size and dimensions | Larger, well-shaped blocks widen the buyer pool, including buyers with future plans for the land. |
| Position relative to the station and freeway | Convenience is a genuine selling point here, and buyers price it in. |
| Presentation of an older home | Decluttering, lighting and simple cosmetic work change how an original home reads in photographs. |
| Whether the home is tenanted | Affects who can inspect and when, which shapes the campaign and its timeline. |
Do not renovate on a guess
The most expensive mistake Hallam sellers make is renovating to a standard the market will not pay for. A full kitchen and bathroom renovation rarely returns its full cost at sale, while targeted work — painting, flooring, lighting, gardens and a proper clean — often returns considerably more per dollar.
Ask your agent to be specific about which work would change the price and which would not. An agent who tells you to spend less is usually giving you better advice than one who tells you to spend more.

How to Choose a Real Estate Agent in Hallam — frequently asked questions
Should I renovate my Hallam home before selling?
Usually only selectively. A full renovation rarely returns its cost at sale, while targeted presentation work — paint, flooring, lighting and gardens — often does. Ask your agent to identify which specific work would change the price, rather than renovating on a general assumption.
Are larger Hallam blocks worth more?
Generally yes, because they widen the buyer pool to include buyers with future plans for the land as well as families wanting space. How much more depends on zoning, overlays and the shape of the block, which is why an appraisal should look at the land as well as the house.
Does an auction work in Hallam?
Sometimes. Hallam has a real auction market, but not every auction clears — the data shows a clearance rate well below the strongest suburbs nearby. Whether it suits your property depends on how broad and demonstrable the buyer demand is, which is a conversation to have with evidence rather than assumption.
Can I sell a tenanted Hallam property?
Yes, and there is an investor buyer pool for it. What changes is the inspection arrangements and the timing, so the campaign needs to be built around the lease rather than fighting it.
