Depending on what is genuinely available for your property, an appraisal may include an estimated value range, comparable sales, local market data, recent auction results, the direction of the local market, a recommended sale method and a suggested selling strategy. Where a particular piece of data is not available for your area, we say so rather than filling the gap.
Do you use real comparable sales?
Yes. The estimate is built from actual nearby sales of comparable properties — similar type, land size and condition. We show you which sales were used, so you can see exactly what the figure is based on.
What if there isn't much recent sales data for my property?
Then we tell you, and we widen the search to comparable properties in nearby streets or suburbs, and say clearly that we have done so. We would rather give you an honest range with a wider evidence base than a confident number we cannot support.
How long does an appraisal take?
