Fees and commission

Real Estate Agent Fees in Dandenong

A Dandenong agent's fee is almost never one number. It is a commission, plus GST, plus a marketing budget that is charged on top. Understanding which part is which is the only way to compare two agents honestly — and the marketing component is where most of the surprises live.

The short answer

In Dandenong, a real estate agent's fee is usually a percentage of the sale price plus GST, with marketing costs charged separately. Our fees start from 1% of the final sale price plus GST, with marketing charged separately at cost. The rate that applies to your property is confirmed in writing before you sign.

How a Dandenong fee is actually built

There are three parts, and they behave differently. The commission is a percentage of your final sale price, so it rises and falls with the result you achieve. GST is added to the commission at the rate set by law. The marketing budget is a set of real supplier costs — photography, floorplan, signboard, advertising spend — which vary with the campaign you choose.

The first two are usually quoted together as a single percentage, and that is fine as long as you know whether the figure includes GST. The third is where two agents quoting the same commission can end up costing you very different amounts, because one may be passing on supplier invoices at cost and another may be adding a margin.

This is an illustration, not a quote. The starting rate is not available on every engagement, and the rate that applies to your property is confirmed in writing. Marketing costs vary with the campaign you choose and you approve the budget before it is spent.

The method never changes — every percentage commission is calculated on the sale price — so the rate is the only variable.

What the commission covers — and what it does not

On our fee, the commission covers the appraisal and pricing advice, campaign strategy and day-to-day coordination, buyer database matching, private inspections, negotiation on your behalf, coordinating the contract with your conveyancer, and progress reporting through the campaign.

What it does not cover is the campaign itself. Professional photography, a scaled floorplan, the signboard, portal and digital advertising spend, auctioneer costs where an auction is used, and styling where it is used are all charged separately at cost. That is deliberate: you see the supplier invoice, and you control the budget rather than paying a margin on it.

What to ask about fees before you sign anything

  • 1.Is the percentage you have quoted inclusive or exclusive of GST?
  • 2.What exactly is included in the commission, and what is charged on top?
  • 3.Is each marketing item charged at cost, or with a margin added?
  • 4.Is there a minimum fee, and does it apply to my property?
  • 5.What is the term of the authority, and what happens if I want to end it?
  • 6.Is any lower rate conditional — and if so, on what?

Real Estate Agent Fees in Dandenong — frequently asked questions

What is the average real estate agent commission in Dandenong?

We can only speak accurately to our own fee: our fees start from 1% of the final sale price plus GST, and that starting rate is not available on every engagement. Commission rates vary between agencies and are negotiable, so the more useful question is what a specific agent's total cost — commission, GST and marketing — comes to on your property.

Is GST included in the commission?

On our fee, no — it is quoted plus GST, which is added to the commission at 10%. Always confirm this with any agent, because a quoted percentage can mean quite different amounts depending on whether GST is inside or outside it.

How much should I budget for marketing?

It depends on the campaign, and we would rather not quote a number that turns out to be wrong. What we do is itemise the campaign — photography, floorplan, signboard, advertising spend and any auction costs — charge each at cost, and get your approval before anything is spent.

Are agent fees negotiable in Victoria?

Yes. Commission rates are not fixed by law and are set by agreement between you and the agency. What is fixed is the requirement that the fee and the terms are set out in a written authority you sign before the agent acts for you.

Do you charge a minimum fee?

We do not publish a minimum fee. If a minimum applies to your engagement, it is set out in your written agreement before you sign — not discovered on the final statement.
